Buying New Construction in Seton: What to Know
New condos and townhomes are going up across Seton. Here is what to ask before you sign with a builder.

Seton is one of the busiest areas for new construction in Calgary, with low-rise condos and townhomes close to the South Health Campus, the YMCA and the library. Buying new can be a great choice, as long as you know what to look for.
Read the purchase agreement carefully
Builder contracts are different from resale contracts. Check the deposit schedule, what happens if completion is delayed, and which finishes are included versus upgrades.
Understand the new home warranty
New homes in Alberta come with mandatory warranty coverage. Ask the builder which provider they use and what each part of the coverage includes.
Budget for the extras
- GST on new homes (you may qualify for a partial rebate).
- Window coverings, appliances or landscaping that are not included.
- Condo fees, which can change after the first year.
Having your own REALTOR® on your side costs you nothing in most new-build purchases. I am happy to walk through a builder’s showroom with you.
